Cost Guide

Metal Roof Cost

$12,000–$35,000 for a typical 2,000 sqft home. Standing seam costs 2x more than exposed fastener but lasts 50+ years.

Cost by metal type

TypePer sqft2,000 sqft home
Exposed Fastener Panels

Budget metal — panels screwed through to decking. 30-45 year lifespan.

$5–$9$10,000–$18,000
Standing Seam

Premium metal — hidden fasteners, clean lines. 50-70 year lifespan.

$12–$16$24,000–$35,000
Stone-Coated Steel

Looks like shingle/tile, metal durability. Popular in hail zones.

$7–$12$14,000–$25,000
Aluminum Panels

Salt-air friendly — best for coastal homes. Lighter than steel.

$9–$14$18,000–$30,000

What moves a metal quote up or down

Panel profile and gauge. The jump from exposed fastener to standing seam is mostly about labor: standing seam requires a folding brake, hand-crimped seams, and slower installation, which is why its labor share runs higher than the material difference alone suggests. Within each type, heavier-gauge steel (26-gauge vs 29-gauge) and premium paint systems (PVDF/Kynar vs polyester) add modestly to material cost but meaningfully to lifespan.

Roof complexity. Valleys, dormers, hips, and steep pitches all slow a metal installation more than they slow shingles, because panels must be cut and folded to fit rather than woven. A cut-up 10/12-pitch roof can price 20–30% above the same square footage on a simple 6/12 gable. This is also why per-square-foot prices from different bids vary so much — two "2,000 sqft" roofs are rarely equally difficult.

Tear-off and deck condition. Removing an existing shingle layer adds disposal weight and labor; removing two adds more. Because metal transmits movement differently than shingles, some installers require fresh synthetic underlayment and, on older homes, verified-solid decking before they will warranty a metal installation — a legitimate add-on, not an upsell.

Region. Metal roofing runs cheaper per square in hail-belt and Southeastern markets where installers are common, and higher in metros where few crews specialize in it. Coastal salt-air markets favor aluminum, which carries a premium over steel. Use the main calculator to scale these ranges to your home's actual roof area and pitch.

FAQ

How much does a metal roof cost in 2026?

A metal roof costs $10,000–$35,000 installed for a typical 2,000 sqft home. Exposed fastener panels are the budget option at $5–$9/sqft. Standing seam — the premium choice — costs $12–$16/sqft and lasts 50+ years.

Does a metal roof save on insurance?

Yes, in many states. Florida, Texas, and Oklahoma offer up to 30% discounts for impact-resistant metal roofing. Check with your insurer — the Class 4 rating on most metal panels qualifies for hail-resistant discounts.

Is standing seam worth the extra cost?

If you plan to stay 15+ years, yes. Standing seam has no exposed fasteners to fail, lasts 50–70 years, and looks premium. The $15K difference vs exposed fastener is spread over 50 years — about $300/year.
